Tenant Information
We have been letting houses and flats in Medway/Kent for over 25 years. We vet our landlords and ensure that properties provided by us are safe and well maintained. We have an established reputation for providing an efficient and accessible service. As a result, many of our portfolio landlords continue to add properties to our management list.
TENANCY TERM
The tenancy will be for a minimum fixed term of either six months or one year. Longer tenancies are negotiable depending upon the availability of the property.
COSTS
Rent will be payable monthly in advance and a deposit equivalent to five weeks’ rent will be taken. Initially, a holding deposit equivalent to one week’s rent will be taken and, assuming that the tenancy proceeds, this will form part of the entire deposit.
REFERENCES
We will normally require employer, financial and, where appropriate, current landlord references. If financial references are unavailable or unsatisfactory, a guarantor will be necessary. Some landlords opt for rental insurance. If this is the case, we will use third party companies to complete the tenant referencing.
PETS
Some owners will consider pets, others will not. Please check with us first. Where pets are accepted, it will be a condition of the tenancy that the carpets are professionally cleaned upon vacation.
TIMESCALE
It is possible to commence tenancies in a swift manner, subject to availability and satisfaction of references. If there is no urgency, references will normally take 7-10 days to complete.
